Walmart has quietly acquired nearly 80 acres of industrial land in Buckeye, Arizona, sending a strong signal across the Phoenix metro's booming real estate market.

The retail giant secured the property through two separate deals, including a roughly 38-acre site near the northeast corner of State Route 85 and Southern Avenue.

That corridor has rapidly become a hotbed for warehousing and distribution development in Arizona's West Valley.

Buckeye's rise is striking — a city of fewer than 7,000 residents at the millennium's turn has since surpassed 100,000 people, fueled by its access to Interstate 10, SR-85, and Union Pacific rail lines.

Walmart's move builds on an already aggressive Arizona expansion strategy, and local leaders say the deal could accelerate further investment along the SR-85 corridor.

Whether the site becomes a fulfillment hub or automated distribution center, Buckeye's industrial identity just got a lot bigger.
